How the estimate is worked out

Your property’s build cost

We estimate what your property cost to build, based on its type, size, finishes, location and the year it was completed.

Capital works (Div 43)

The structure and fixed parts of the building, such as walls, roofing, kitchens and bathrooms. Generally claimable over 40 years, including qualifying renovations.

Plant & equipment (Div 40)

Removable and mechanical items such as appliances, carpets, blinds and air conditioning. Limits apply to existing items in established residential properties.

A guide, not a schedule

Results are shown as a range and assume a full year of ownership. Your actual deductions come from an inspection and a full schedule by a registered Quantity Surveyor.

This calculator gives an indicative estimate only and must not be used to claim deductions in a tax return. The ATO requires depreciation of construction costs to be supported by a qualified Quantity Surveyor's report. Figures depend on the information entered and on general assumptions about construction costs and asset mix; actual deductions vary. Tax savings use 2026-27 Australian resident marginal rates and exclude the Medicare levy and offsets.
