Newcastle market overview

Greater Newcastle is home to more than 500,000 people across the Newcastle and Lake Macquarie LGAs and remains one of the most active investor markets in NSW. Lower entry prices than Sydney, gross rental yields commonly 4–5%, and a sustained transformation of the inner-city waterfront (Honeysuckle, Wickham, Newcastle East) have made Newcastle a default destination for both interstate investors and Sydney buyers looking outside the metro.

Commercial and industrial activity is driven by the Port of Newcastle (the world's largest coal export port), the University of Newcastle and John Hunter health precinct, and a growing professional services sector concentrated around Honeysuckle and the East End renewal area.

Tax Depreciation for Newcastle property investors

An engineering-based TDA depreciation schedule identifies every deductible asset on your Newcastle property under Division 43 Capital Works (the building shell, claimable at 2.5% p.a. for 40 years where construction commenced after 15 September 1987) and Division 40 Plant & Equipment (carpets, blinds, hot water systems, air conditioning, common-property assets, and more).

For residential property acquired after 9 May 2017, the s40-27 second-hand restriction limits Division 40 deductions to first-use assets - we model this explicitly. Capital works (Division 43) remain fully deductible regardless. Commercial property and qualifying short-stay accommodation businesses retain the full Division 40 deduction.
